Rental Policy

Rental Policy for Properties in Charlotte, NC


We are committed to providing a safe, welcoming, and comfortable environment for all of our tenants. Please review our rental policy to understand the requirements and procedures for leasing one of our properties in Charlotte, North Carolina. By applying, you agree to the terms outlined below, which comply with all applicable federal and state laws.


Application Process

To ensure a seamless rental experience, we carefully review each application. The application process includes the following steps:


  • Background Check
    • A full background check will be conducted for every adult applicant (18 years or older). This includes criminal history, rental history, and eviction records. All checks are conducted in compliance with federal and state Fair Housing laws.


  • Credit Check
    • A credit report will be pulled to assess financial responsibility. While we understand that everyone’s financial situation is unique, a satisfactory credit score is required to qualify. Specific criteria will be provided during the application process.


  • Income Verification
    • Proof of income is required. Applicants must demonstrate that their monthly income is at least three times the monthly rent.


Pet Policy

For the safety of all tenants, aggressive dog breeds, as defined by our insurance policy, are not permitted in the home. Restricted breeds typically include but are not limited to:

  • Pit Bulls
  • Rottweilers
  • Doberman Pinschers
  • Chows
  • Wolf Hybrids


  • Documentation may be required to confirm your pet’s breed.


Pet Fees

An additional non-refundable pet fee and monthly pet rent will apply per pet. Specific fees will be disclosed during the application process.


Pet Limitations

A maximum of two pets per household is permitted unless otherwise approved in writing.


General Requirements

  • Occupancy Standards: All applications must comply with North Carolina housing occupancy standards.
  • Security Deposit: A security deposit equivalent to one month’s rent is required upon lease signing.
  • Lease Agreement: All tenants must sign a lease agreement and adhere to its terms throughout the rental period.
